What exactly is home staging?

HOME STAGING – PORT MACQUARIE

If you’d have asked someone five years ago if they knew what Home Staging was, chances are they would just shake their head in bewilderment. While the Home Staging boom occurred years ago overseas, led by the USA, it is only just starting to erupt now in Australia. For good reason. Who doesn’t want to sell their property for more money?

Real Estate Agents are now employing Staging professionals as they realise it pays huge dividends. Some agents are still struggling to convince some vendors. However that is fast changing as staged properties invariably sell faster and for more dollars than poorly presented properties.

Staging will showcase your property’s strong points to make sure your home for sale outshines other properties on the market.

The success of selling a property has 4 key elements: 1. Location | 2. Price  | 3. Marketing | 4. Presentation.

This is where Staging is introduced – 4 –  the Final Presentation: to make a great first impression. Staging (or Home Styling) is what you do after you’ve cleaned, de-cluttered, painted and made minor repairs. It’s all about dressing the house for photography and buyer appeal on inspection days. Vacant properties are not visually interesting. They have no soul.

Home Staging is about illusions. It’s magical. It’s beyond decorating and cleaning. It’s the art of creating moods. Expertly staged properties makes a property for sale look bigger, brighter, cleaner, warmer, more loving, and best of all, it stimulates homebuyers to want to buy it. A properly staged property will create a place where the potential buyer (s) can see it being their home. Whether it is studio apartment or a grand family home – an expert Home Stager can work magic.

PROPERTY STAGING FOR SALE – PORT MACQUARIE

Home styling – Grant Street – Port Macquarie, NSW 2444

“Just the tonic it needed.”

Designing Divas was asked to stage a property for sale in Port Macquarie – a 3 bedroomed period property. Full of character inside with many wonderful architectural elements  which meant we could style with some of our more vintage and quirky furniture and furnishings. I was struggling to find the right piece for a corner of the dining room –  then I remembered the art deco drinks trolley we had back at the Diva styling warehouse. Just the tonic it needed.

We really enjoyed staging this Port Macquarie home. The owner and agent were as delighted as we were with the outcome. The owner said “Thank you. You presented our home as classy, light and  breezy.” It sold prior to the auction date with over 60 groups visiting the home for sale within the first few weeks. Billabong Zoo renovations

Billabong Zoo – design team

Billabong Zoo, Port Macquarie – interior design project.

This is an extract from a recent interview in Focus Magazine, Port Macquarie with interior designer Michelle Burton.

“It was great working with the owners, as they were clear on what they wanted to achieve (they have been planning this renovation for 15 years!). It was my job to interpret their thoughts into practical working drawings and material specifications, as well as liaising with the architect on some specific space-planning elements. Overall, I would describe the new interior as Contemporary Australiana with a local flavour. Port Macquarie is a popular coastal town, and the nature of this leading regional zoo is to look after animals from all over Australia, as well as caring for exotic overseas animals such as the Lions, Snow Leopards, Cheetahs and Red Pandas. Quite a mix … Which is what you will discover when you walk through the new building. It is now fresh and open to accentuate the lines of the existing architecture, with an interior that now blurs indoor/outdoor – incorporating all-weather finishes and materials readapted to suit indoor use. You will also discover a contemporary colour palette tying all the elements together. I rarely say the over-used term “wow factor”, but I am guessing that many of the zoo’s regular visitors will go “wow” when they step into the new atrium area.

Is the project finished?  “Far from it. This is the first stage, and there are exciting new additions planned for 2018. I am looking forward to continuing working with Mark and Danena (their passion is inspiring) and Rob Snow the architect in developing ideas and plans for the next design stage. A great design team!”

PGH Bricks & Pavers inspired by a DESiGNiNG Divas kitchen design in King Creek

pghPGH has posted a case history of a recently completed DESiGNiNG Divas designed kitchen at King Creek, NSW 2446. You can see the PGH article here.  They are also going to include it in their newsletter and feature it Architectural News. Very exciting for us. We had a lovely client on this design project who was open to ideas which changed what could have been a drab kitchen into something dramatic. In the words of the client “I love our new kitchen. In fact all the family are getting the most out of it and friends seem to be coming round more often than usual since it was finished”  To see more pictures and info about this King Creek kitchen visit our Portfolio section – click here
