How can Styling / Staging help me sell my home?
Taking the time to present your home in the best possible way to potential buyers is always worth the investment. Without question, a well presented home makes a great first impression. It also lets the agency take better photographs and ask for the highest price. Plus a “staged’ home for sale almost always means a quicker sale in comparison to poorly presented homes. Staging is the advantage in a competitive market and may provide the opportunity to make your property stand out and or appeal to a wider market, achieve a faster sale and ideally at a premium price.
How much does Home Styling cost?
Designing Divas has developed staging and hire packages to cater for a mix of interior design themes, various architectural styles, property sizes and budgets. We can also tailor a package to suit your circumstances depending on: the home owner’s involvement, size and location of the property.
Before putting my property on the market, when should I engage Designing Divas?
The sooner the better. On average 7 days may be all that is necessary for inspection, selection and installation of hire furnishings. Note: premium packages may take a few extra days.
Are Designing Divas responsible for the furniture hire?
Yes, we provide a range of Home Staging packages. Our furniture is insured.
May I use my own furniture?
Yes. Perhaps an Owner Occupied or Makeover package is the best package for your property? Something to discuss at the time of the consultation….It is critical that the furniture fits in with the overall style and feel of the final presentation.
Can I hire only a few items?
We are property stylist first. A minimum order would be required.
Do I get to approve the home-ware and furniture hire selections?
As the design process and project timing needs to be fluid and the hire selections are based on available floor stock, trust must be placed on the stylist to present your home with furnishings that will help your property reach its optimum selling price. We will keep you informed of critical stages and liaise with you when important items require your approval.
What if I need new flooring, window treatments or light fittings?
We are available to advise, suggest colours, source products and deal with the suppliers on your behalf.
If trades are required such as a painter, electrician, tiler or carpenter, who looks after this?
Often your real estate agent will have their own contacts and be available to assist you with this service. However, we can make recommendations, obtain quotations and offer project coordination.
Do I need to be present on the staging day?
No. Designing Divas will liaise with the real estate agent for property access. On many occasions we are styling homes for a clients who do not live in the area.
