Does DESiGNiNG Divas have a ‘style’ when the Divas stage a home for sale? We have many staging styles. Each one curated to suit and complement the architectural style of the property we are preparing for sale. Our huge inventory of furniture, furnishings and art means we can select our staging inventory to best suit the architecture of the house, townhouse, apartment or unit as we transform it into a home. A place where a potential buyer can clearly envisage living with their family and entertaining friends. Or an investor seeing its rental appeal increase.  

Selling a home empty doesn’t make sense to DESIGNING Divas. It certainly doesn’t make ‘cents’ for the vendor. In fact, research  tells us time and time again that selling a property empty, when compared to a home styled for sale, takes longer to sell and usually for thousands of dollars, sometimes tens of thousands of dollars, less than could have been achieved. We have put names to some of our more consistent home staging styles. 

 

Coastal and Coastal Chic – home staging styles

Designing Divas stage many properties by the coast, so a ‘Coastal’ relaxed interior is common to the Port Macquarie and Hastings area. Coastal interiors include layered neutral colours, natural materials and often white sheer curtains. ‘Coastal Chic’ staging is a fresh grounded take on coastal living, suited to newly-built coastal home. It’s an elevated approach on the beach inspired interior but with black accents for contrast, sophistication and a more contemporary bold refined edge. 

Contemporary – home staging style

Blending clean and modern with an easy relaxed lifestyle. Contemporary colour schemes are muted and often inspired by the coast, bush or earth. Contemporary styling provides us with an opportunity to create minimalist uncluttered spaces with a balance of soft and structured shapes. Contemporary artworks are usually featured. 

Classic – home staging style

A staging style that is more formal, but inviting. A quiet elegance. This timeless style also leans into the Hampton’s look, often seen in the grand older homes where decorative detailing is part of the interior design.

Vintage  / Weatherboard – home staging style

Blending Vintage and Modern Mid Century decor, the staging is more creative and eclectic. This style is often used on the smaller Aussie cottage sized homes, but still allowing for a relaxed homely feel. Staging a vintage weatherboard homes is always fun!

Acreage – home staging style

Rustic meets refined. The staging reflects the personality of the home and the connection to the land, often drawing inspiration from the surroundings using natural earthy materials and colours.  Acreage homes are semi or large rural properties. More often than not, Acreage properties usually combine and integrate some of the owner’s furniture.

We use our interior design experience to complement existing furniture in homes where the owners live during the sales campaign. Integrated staging presents different style challenges. What vendor furniture can we utilise? What needs to be stored or re-positioned? We then select complementary furniture from our inventory, additional artworks and accessories to present a home with broad-buyer appeal. The process is exciting. We get our  ideas for styling from a broad and diverse range of sources: Eclectic in nature our home staging in properties where the owners live-in during the sales process often gets a response like “If I knew my home could look this good I wouldn’t have put it on the market! “

For the apartments and units that we stage we have the same approach, but on a smaller scale. Of course there is a significant difference between staging a penthouse three bedroom apartment with majestic ocean views compared to staging a one bedroom unit in a retirement village…But they all share the need to feel like a home.

In summary, yes Designing Divas do have a consistent design approach, no we don’t have a particular style. We use our experience and love of staging to create homes that appeal and feel like a home. From inception, over ten years ago, DESiGNiNG Divas has never had a ‘one style fits all’ approach to home staging because every property has its own feel and ambience. Our approach has always been to highlight the best features. We work closely with the real estate agents and vendors to agree on an aesthetic direction then produce an integrated and complementary staging selection. So, no matter the size or architectural style of the property for sale, when the delivery trucks unload the staging items that’s when the ‘magic’ begins. The Divas transform spaces into a welcoming home with style. The result? Staging a property for sale results in better photography and videos for online presentation, more Open Day visits by potential buyers, more offers, a higher sale price in a shorter time when compared to properties not professionally presented.
