SHOULD I STAGE MY HOME FOR SALE?
Home styling, Port Macquarie, mid-north coast NSW
Recently we were chatting to a vendor who had contacted DESiGNiNG Divas directly to stage her home for sale in Port Macquarie, NSW 2444. She had approached a couple of local agents for an appraisal. One suggested home staging and the other said her house would sell without staging.
So the confused vendor was weighing up the cost of professional staging and the likely benefits. Obviously DESiGNING Divas would recommend home staging … we know homes when stage for sale, on average, sell quicker and for a higher price. We have over 10 years of demonstrable results. But for this blog we thought we would do some research and see what other experts in property are saying about staging a house for sale.

Is hiring a professional to stage your property worth it? Property styling, also known as home staging, is a relatively new trend in Australia. But in recent years, it has become a “must-do” for sellers who want to attract potential buyers and get the best sale price for their property.
- Staging can boost your sale price.
Some experts estimate that staging a property before selling can add an extra 5 to 10 per cent to the total sale price.
…. Brisbane-based agency Cape Cod Residential and the Interior Design Association conducted a six-year study which revealed that the average price premium increase across the properties that were staged was $69,017, with a range of 3 per cent to 10 per cent. Further analysis showed that 30 per cent of homes in the study achieved a price premium of over $100,000.
Another study conducted by LJ Hooker discovered that styling a property could boost the final sale price by between 7.5 per cent and 12.5 per cent.
- Styling your home can help it sell faster.
Any property investor knows that the time a property spends on the market can make or break an investment.
Generally, if the number of days between the listing and the sale is few, it could be considered a high-demand market or the property was underpriced and was sold at a good value. On one hand, the more days properties for sale spend on the market, the more likely it is that the property is considered high risk, overpriced, or otherwise not as desirable to home buyers.

Preparing a home for sale involves more than just cleaning up and rearranging furniture. The goal is to create a “wow” factor that will give you a competitive edge over other properties for sale in the area.
“Styling a property for sale is an investment that reaps great rewards. Creating a welcoming vibe and vision is paramount to achieving an exceptional result.”
“First impressions can influence a potential purchaser dramatically. Often buyers are doing so with emotion, and therefore, the visual of how the property is presented will, more often than not, determine the outcome.
Some buyers also use styled properties to visualise how their own furniture will sit in a property, and this helps with spatial awareness.”

Spending the cash now to stage your home is always cheaper than losing money to a depreciating market value [or having to adverse a price reduction].
You’ll sell your property faster. You’ll also often sell it for more money than you initially anticipated—mainly because you’re helping the buyer form a connection with the property. So it’s worth it even if the home staging cost will set you back in the short run. It’s an investment. And a potentially lucrative one at that…. Our advice in most cases is to hire a professional home staging company—at the very least for the crucial parts like styling and decor.
And the benefits are no secret. Staging a property will help your home sell faster. It’ll also potentially net you more money. It’s worth getting it right.

Home staging is the act of preparing your home for sale by highlighting its best features. It usually involves rearranging furniture, painting, and adding decorative elements. The goal is simple: make the home more appealing to potential buyers.
“You never get a second chance to make a first impression.”
Pros of Home Staging
- Better Price: A well-staged home often fetches a better price compared to an unstaged one. A small investment can yield a high return.
- Quicker Sale: Staged homes typically sell faster. The property looks move-in ready, making it more appealing to buyers.
- Stand Out: In a competitive market, a staged home stands out in listings and open homes.

Advertising a house with empty rooms doesn’t make it easy for potential buyers to visualise how the house could look for them. If you’ve already moved out of the house, then a staging service can provide you with a full set of furniture items to fill the entire house. The same can be said for home decorating accessories such as wall art, indoor plants, and curtains. By the time a staging service is done with your house, everything will look picture-perfect and ready to impress your potential property buyers…
Don’t forget how important online representation is.
An online listing is usually the first impression a potential buyer gets of your house. So make sure you get the best looking imagery for your listing. One of the best ways to do that is by taking photos of your beautifully staged house. Still not convinced? Try comparing similar houses online. Look at the ones without staging and look at the ones that are staged. Ask yourself which house is easier to imagine calling a home.
